Site Manager – Residential (Dublin)

Project: Residential Development – Flagship

Project Overview: Large-scale residential development including infrastructure, services, and landscaping.

Role Summary: Responsible for managing all on-site operations to ensure the project is delivered safely, on time, within budget, and to required quality standards.

Key Responsibilities:

• Manage day-to-day site operations and programme delivery
• Coordinate subcontractors, trades, and site personnel
• Monitor progress and ensure milestones are met
• Enforce health & safety compliance and conduct site inspections
• Plan short-term schedules and resolve delays
• Maintain quality standards and oversee inspections/snagging
• Keep accurate site records (diaries, reports, RFIs, drawings)
• Liaise with Project Manager, design team, and stakeholders
• Attend site meetings and report on progress/issues
• Resolve technical issues and ensure works meet specifications

Requirements:

Experience:

• 5+ years in similar role with strong residential experience
• Proven delivery of projects

Qualifications:

• Degree or trade background in construction/engineering
• Safe Pass, CSCS, Manual Handling

Skills:

• Strong leadership and subcontractor management
• Good programme and sequencing knowledge
• Familiarity with Irish Building Regulations & BCAR
• Effective communication and reporting
